Residences can be wholly-owned or purchased through our fractional ownership program.

What does fractional ownership mean?

Fractional ownership entitles residents to a 1/6th interest in deeded real estate and unlimited access to all of Obsidian’s land, homes, clubhouse, furnishings, equipment and amenities.  Owners’ interests are protected by title insurance and are recorded with the county.  Currently, fractional shares are being offered at $375,000.  Inquire with us about latest purchase incentives.

How much usage do owners get?
Each year owners receive a minimum of 6 guaranteed weeks plus nearly unlimited short notice stays, so you have the flexibility to spend your time exactly as you please.  Owners may also opt to exchange their reserved vacation usage with our premier Elite Alliance Program (see below).

HOA Dues?
Homeowner association dues include your Mammoth Black Pass (see the Amenities section of this website), snow removal, all utilities, housekeeping and maintenance.  Dues are $1,245 per month per fraction.

Can owners rent out their residence?
If you cannot use one of your guaranteed weeks, you may let the front desk try to rent it out and make some rental income.  Our in-house front desk service maintains an optimized website and reservation booking system for the owners.

What is the Elite Alliance Program?
Elite Alliance is an exchange program for owners at a select group of prestigious residence clubs and luxurious, professionally managed vacation homes. The simple exchange process transforms your real estate ownership into a key that unlocks the door to seamless travel adventures for additional ski trips and golf getaways parallel to Obsidian, beach escapes and much more at a growing array of coveted destinations.

Whole Ownership: You can purchase a whole residence and not have to wait for your next fractional week.  Come up on a powder day and stay however long you want.  Then rent out your home when you are not using it (unlike most other single family homes in Mammoth).  Asking price is $2.295M and HOA dues are $3,413/mo (Black Pass not available as part of full-ownership program).
